What documents do UK landlords ask for?

A UK landlord or letting agent will normally ask for four things: proof of who you are, proof that you have the right to rent in England, proof that you can afford the rent, and a reference from a previous landlord or employer. Gather them before you start viewing, because good properties are often gone within days.

Proof of identity

A passport is the simplest. A national identity card or a UK driving licence usually works too. Agents will take a copy, so expect to hand over a scan rather than the document itself.

Proof of your right to rent

Landlords in England must check that a tenant is allowed to rent. If you are not a British or Irish citizen, this usually means a share code generated from your online immigration status, which the landlord uses to view your record.

Proof that you can afford it

This is where most applications stall. Agents typically want to see that your annual income is at least thirty times the monthly rent, evidenced by:

• three recent payslips, or
• three to six months of bank statements, or
• an employment contract with a start date and salary, or
• for a student, an offer or enrolment letter plus evidence of funds.

If you are self-employed, expect to be asked for a tax return and several months of statements instead.

A reference

A previous landlord confirming you paid on time, or an employer confirming your job. If you have never rented in the UK, a landlord abroad is worth offering, though not every agent will take it.

What if you cannot produce one of these?

Missing a UK income history is the common case, and it is the reason guarantors exist. A professional guarantor replaces the affordability evidence with a company's promise to pay, which is why it is possible to be approved on foreign statements and savings when a letting agent's own scoring would refuse you.

What a landlord should not ask for

They cannot ask for more than one month of rent in advance in England, and the deposit is capped by law. If either is being asked for, check the current rules before you pay anything.
