What changed on 1 May 2026
The Renters' Rights Act limits rent in advance to one month. Paying six months up front is no longer possible, so landlords ask for a guarantor instead.

- How much does a guarantor cost?
- Between 6% and 10% of your annual rent, depending on what you can show us, with a minimum of £600. On rent of £2,000 a month that is £1,440 to £2,400 for the year.
- What happens if I am declined?
- The application fee is not refunded, and we tell you exactly why and what would change the answer. You do not pay the annual fee.
- Do I need someone in the UK to sign with me?
- No. We are the guarantor. Nobody else needs to sign.
- What does the guarantee cover?
- Unpaid rent, up to 12 months or £60,000, whichever comes first. Damage to the property is not covered.
- Can I pay monthly?
- Not yet. The annual fee is paid in full when the guarantee starts.
