How much does a guarantor cost?

Between 6% and 10% of your annual rent, depending on what you can show us, with a minimum of £600. On rent of £2,000 a month that is £1,440 to £2,400 for the year.

What happens if I am declined?

The application fee is not refunded, and we tell you exactly why and what would change the answer. You do not pay the annual fee.

Do I need someone in the UK to sign with me?

No. We are the guarantor. Nobody else needs to sign.

What does the guarantee cover?

Unpaid rent, up to 12 months or £60,000, whichever comes first. Damage to the property is not covered.

What changed on 1 May 2026

The Renters' Rights Act limits rent in advance to one month. Paying six months up front is no longer possible, so landlords ask for a guarantor instead.
