Pricing

One annual fee, charged as a percentage of your annual rent. The rate depends on what you can show us. The minimum fee is ⁦£600⁩.

The fee is never less than ⁦£600⁩ a year. The percentage only starts to exceed it above ⁦£500⁩ a month at 10%, ⁦£714.28⁩ at 7%, and ⁦£833.33⁩ at 6%.

Every application starts with a ⁦£20⁩ fee. It is not refunded if we decline you.

The application fee

⁦£20⁩, paid before we check anything. It pays for the identity and document checks we run. If we approve you, you get a Pre-approval Passport: a portable approval valid for 90 days that you can show to any landlord or agent, whether or not you have found a property yet.

If we decline you

You do not pay the annual fee, and we tell you exactly why and what would change the answer. The application fee is not refunded, because the checks have already been run.

Refunds

The application fee is never refunded. If we approve you and you decide not to go ahead, you pay nothing further. Once the deed is signed and the annual fee is paid, that fee is not refunded, because the guarantee is already in force.

What is covered

Unpaid rent, up to 12 months of rent or ⁦£60,000⁩, whichever comes first. Damage to the property is not covered. The guarantee stays in force while the annual fee is paid.

Renewing

The guarantee renews each year at the same percentage, recalculated on your rent at the time. If we do not renew, we give two months of written notice to you and to your landlord.
